This will also ensure that you won’t be fighting other students for my attention. And I also won’t accept just anybody. I want only people who are ready to achieve, who are eager to learn, and hungry for success as a real estate wholesaler. If you’re just doing this because you need to make some money, this is the wrong place to be.

In this letter I’m going to clearly spell out my implementation program forgetting you up and running in your real estate business and doing deals faster than you’ve ever thought possible.
But I’m not going to sugar coat anything in this letter.
In fact, I’m going to be frank and brutally honest with regards to what it will take to succeed since I only want the most serious and the most dedicated students.

My Program In A Nutshell
My method of finding and doing deals is very simple… it’s Marketing. I’m talking direct mail, fold over money cards, bandit signs, & Internet marketing.
The program will consists of two phases:
In phase one, I’ll work with you to get your entire marketing infrastructure in place and ready to launch your first marketing campaign.
This includes getting your letters, postcards uploaded and ready to go, your seller and buyer lists, setting up your website/ squeeze pages, bandit signs, your phone system, and anything else you may need.
This phase will take approximately two weeks to complete.
Next, Phase two is when you’ll hit the “start” button and release your marketing.
Within a week you’ll have a large number of buyer and seller leads to work with and this is when your personal one on one coaching will begin.
We will help you work through your leads, find the gold, and start doing deals and getting them closed.

We’re not going to spend a lot of time on the phone teaching you a bunch of concepts and materials just so that you can feel good that you are learning a bunch of stuff.
Our program is all about learning in the trenches… out in the field.
So that means we are going to go from standing still to speaking with buyers and sellers in a matter of just a few weeks.
If this scares you then you really need to look at your goals of becoming a real estate investor because THIS is where the rubber meets the road.
No matter how many seminars you attend or courses you buy you will NEVER get the results you want unless you are out there talking with buyers and sellers and trying to make things happen.
Requirements Of The Program
I want to be COMPLETELY transparent about things here…
First, my recommendation is to NOT get involved in any other courses or systems (Unless Recommended) while you are working in this program.
One of the reasons why I almost failed as a real estate investor is that I was trying to execute on a bunch of strategies and systems all at the same time. Once I committed to doing just one thing is when things turned around for me … and the rest, as they say, is history.
Second, this is coaching and mentoring and there is a price you’ll pay for this kind of intense help. In the past I’ve paid Gurus $15,000 for coaching … but in this program I am making the cost more affordable for you. But keep in mind that there will be a considerable financial commitment required from you.
Finally, you’ll need to have money available for marketing. If you only have a couple dollars a month to spend on marketing then this will not be the right program for you. Our ideal candidate should be able to spend at least $500-1000 per month in marketing for buyers and sellers.
This is a pure numbers game. The more marketing you put out there the better chance you have of making things happen.
Yes you can send mailers a little at a time but it’s going to take you a long time to get enough leads to make something happen.
Just What IS a Wholesaler Anyways?
A real estate wholesaler is anyone who buys or contracts on real estate at low enough prices to where he can quickly re-sell either the house or the contract for a wholesale price leaving room for the buyer to fix it up and sell for profit. And we ALWAYS leave lots of room for the next guy. That’s what keeps us in business (another free tip. I’m charging from here on out). So in a nutshell, we track down motivated sellers of real estate, make low offers, and then once we have secured a good deal we then sell that house or contract for a profit.
It’s not rocket science by any means but it does take some effort and education to be successful at (just like anything else).
Phase 1 – Marketing Implementation
and Systems Setup
During the first 30 days you’ll personally work with me to set up your marketing campaigns (and necessary infrastructure) so that you can launch your first direct mail campaign, bandit signs, etc.
- We’ll help you select a market for you based on our specific Virtual Wholesaling criteria
- We will help you set up your custom buyer’s website including setting up all of the personalized messages that your buyers will get once they become a member of your buyers list
- We’ll set up your phone system by recording your seller and buyer messages and making sure that all of the settings are correct
- Includes proven direct mail postcards, letters for buyers and sellers.
- You’ll receive weekly assignments to complete during this phase (so you’ll know what to do every step of the way)
Phase 2 – Doing Deals
At this stage you’ll have launched your campaigns and will be actively speaking with buyers and sellers.
Our objective here is to help you do your first few deals.

- One-on-One Mentoring – you’ll be able to talk with me to discuss anything that you need help with during this process.You can go over deals and offers, conversations with sellers and buyers, and just about anything that may come up. You’ll have a total of four “one-on-one” sessions available to use at your own pace. Typically students prefer to space these out to twice a month.
- Fly out to Your City For 2 days and help set up your business. Show you how to find properties, analyzing repairs, and connect with other Investors in you area
- Deal Analysis – You’ll be able to discuss specific deals with your me via email or while on the “one-on-one” calls. Analyzing deals and knowing what to offer is one of the most critical aspects of becoming a successful real estate investor… I will help you become an expert at doing this very quickly.
- Personal E-mail Access – You’ll be able to email me via direct email in between the “one on one” sessions. You can ask just about anything via email …seller and buyer scenarios… marketing.. deal structuring .. anything!
Emergency Help Access
- HELP?! If a deal is falling apart and you need urgent help you’ll be able to reach me or one of my personal coaches via phone or email.
- While we ask that you only utilize this resource in true emergency situations, we want you to take comfort in knowing IF YOU NEED A LIFE RAFT, YOUR MENTOR IS HERE. There will be a few deals that will fit this criteria so we are there for you.
- For example, you have a deal that is closing today and there are some issues that come that could prevent the closing (and your profit)
